Prices continue to show upward movement over 2018, particularly in the northern and eastern counties of Virginia.
A first-quarter uptick in sales activity prompted a revised 2019 housing market forecast by the Northern Virginia Association of Realtors® (NVAR), in partnership with the George Mason University Center for Regional Analysis (GMU-CRA). They have increased their price increase forecast to 17.2% in Arlington County (originally 5.1%) and 7% in Fairfax County (originally 3.1%). The average sold to original list price was 99.9% for the NVAR region and over 100% in Arlington and Alexandria. NVAR attributes the increase to competition between investors and residents in response to Amazon HQ2.
Things also remained tight in Loudoun County with the average sold to original list price was 99.5% for the county according to the Dulles Area Association of Realtors. The small decline in the number of active listings was the result of an increase in the number of active listings of condos. While the number of active listings of condos in Loudoun County increased 16.8 percent year-over-year, the number of active listings of detached homes and townhomes both declined.
In Frederick County, MD, the average sold to original list price was 98.6% for the county, with the average sale price being 3% higher than last year and 5.5% higher for single family homes. Frederick also saw a decrease of 13% for days on the market according the Frederick County Association of Realtors.
