This month the market was rather strange in that inventory and sales were generally lower than last year and prices increased but average days on the market saw significant increases in some markets. My personal theory is that anything priced well is selling and that the increased days on market is because properties that are over priced or in poor repair are staying on the market longer. Sometimes in markets like these, sellers overestimate the strength of their hands. Arlington is definitely still experiencing the Amazon Effect, with prices up 13% from last year!
