The market is feeling the effects of recent interest rate increases – as I write this in September 2022, rates are currently double what they were in January 2022. Price increases have slowed down somewhat, but they certainly aren’t showing any signs of decreasing as we are still short of inventory. In the DC metro area there is only one new dwelling permit per three new jobs at the moment, so the situation isn’t likely to get any better soon. Sales are down since last year but inventory isn’t showing any consistent trends – I believe many people who might have listed their homes last year are reconsidering because they have such low mortgage rates.
