The October 2021 metro DC real estate market was pretty erratic. Compared to last October 2020, some markets had lower inventory, some had higher inventory, many had prices higher than last October but in some markets they were lower, some had higher sales and some were lower and days on the market compared to last year were all over the place!
For example, Alexandria, Fairfax City and Manassas Park saw prices lower than this time last year, whereas all other locations I’m tracking increased between 2% and 34%, with the highest increases in the more rural counties. With the exception of Arlington VA and Jefferson WV, all locations had the same or fewer sales than last October. King George, Falls Church and Prince William were the only locations with more inventory than last year. The really strange numbers come in for days on the market which range from 85% more days to 55% less. Generally it looks like areas closer to DC have increased average days on market but there are a few outliers to that such as Prince William, Stafford and Warren counties. In general it’s still a hot market, just slightly less hot than last year!
