The volume of sales in the DC metro area appears to be cooling down versus last year, coupled with an overall trend of higher prices. We are seeing lower sales than last May but also lower inventory available, which indicates interest rates are still playing a big role in the market – sellers don’t want to give up their low interest loans and buyers are seeing higher prices combined with (percieved) high interest rates. The fact that interest rates are slightly lower than traditional long term rates (7.74% average over the past 50 years) is offset by current prices.
