The market still feels tight on inventory but active inventory is higher than last year in most markets, Days on the market are universally higher than this time last year, but it still feels like well priced, appropriately maintained homes are selling quickly. The two offers I wrote last weekend were both in competitive bidding situations with one apparently receiving 19 offers!
The District of Columbia, and Baltimore City and the counties of Frederick and Montgomery in Maryland all saw slight price decreases over last year, with most of Virginia remaining on par for higher prices than last year.
Northern Virginia home sales increased 38.4% in March, compared to February 2023 signaling that the spring market is coming on strong, as expected. The optimism prevails despite sales dropping 32.1% compared to March 2022 as the market continues to return to pre-pandemic norms, according to the Northern Virginia Association of Realtors® (NVAR). NVAR covers Arlington, Alexandria, Falls Church, Fairfax City, and Fairfax County.
We’ve added Carroll County MD to the list of locations we’re tracking this month, as we’ve been doing business there. Also Mike and I got our Pennsylvania licenses so we’ll be open for business in Adams, Franklin and York counties, so we’ve started tracking those too.
