The Bright Multiple Listing System is the system where we, as Realtors, enter listings to be syndicated around the Internet. Coming Soon status is available to give me a way to pre-market your listing, while we prepare it for showings and a full on-market status. Here’s an example from one of my recent listings
A listing can only be in this status for 21 days (extended time is available for New Construction or properties with Major Renovation): If you are ready to make the home available within the 21 day period, I can always change the status of the listing to Active. However, it is important to note that a listing can only be Coming Soon once.
No showings are allowed in this status: If you decide they want to accept showings, I can change the status to Active, making the property available for all interested buyers.
Marketing is allowed in Coming Soon status. That means the listing can be Coming Soon on my own website, and Long & Foster’s website. We can share a Coming Soon post on Facebook. A sign can be placed on the front lawn. This status is available to help build buzz and get word out about the property.
Coming Soon listings are not syndicated to other websites! Unless there is a manual way to add Coming Soon listings, sites like Zillow, Trulia and Realtor.com won’t display Coming Soon listings. The only people who will know about them are people working with a Realtor who has set them up with a search in the Bright Multiple Listing service or who see some of my marketing.
