For several months it has seemed like I have been working with an unusually high number of buyers wanting to move away from DC/ dense areas of MD and VA to more rural settings in MD, VA and WV. It seems like everything between an hour and two hours of DC is flying off the shelves at the moment. I finally sat down to look at the numbers today and, lo and behold, the markets are slowing or not growing as quickly the closer to DC you go than in the more rural areas. Many clients have told me they no longer need to commute to their place of work, or they need more space because their home is now their office, school, day care, restaurant, gym etc. etc. All of these factors seem to be fueling an escape to the great outdoors.
Here are some numbers – Alexandria VA days on market up 113% year on year, Arlington VA days on market 45% up, Washington DC 3% up. Montgomery MD county is still bucking the trend at 45% less than last year but their median price is much lower, so I suspect we are seeing some cross-state movement.
In contrast, in the more rural counties, Clarke VA days on market down 45%, Fauquier VA down 62%, Frederick VA down 70%, Frederick MD down 60%, and Jefferson WV down 63% to name just a few.
And in other news, because I live in Loudoun county, I watch the Fairfax county/ Loudoun county pricing closely. In February, Loudoun had, for the first time ever, a significant lead in median price of homes sold – Fairfax $560,00, Loudoun $582,000!
