Wow!!! I have never seen year over year numbers like this before! Just look at some of the double digit changes from last year in almost all markets. Every city and county except Fairfax City, Falls Church and Montgomery County saw price increases of at least 5%, with King George, Jefferson and Morgan counties seeing over 20% increases. Sales were up by at least 4% everywhere except Fairfax City and King George County. Up 32% in Alexandria, 25% in Manassas City/ Manassas Park and an eye-popping 60% in Warren County! As far as inventory goes, the only markets not significantly down over last year were Alexandria and Arlington; inventory was much tighter everywhere else. And of course, tight inventory leads to decreased days on the market, even when prices are rising – days on market decreased everywhere except Clarke, Frederick VA and King George counties.
It seems to me that the our rural counties are now seeing seller market trends similar to those our urban and suburban neighborhoods have been seeing for the last several years. From my own practice, talking with other agents and my broker (who obviously talks to other brokers) we think COVID-19 is creating a trend to move out and away from our more densely populated communities. We are hearing the commute to work is becoming less of an issue and people want more space if they are working or learning from home.
