February’s DC Metro markets were rather strange, looking like a buyer’s market on paper, but but not behaving like it for those of us in it! March appeared somewhat more like a regualr spring market with prices starting to go up in many areas and days on market decreasing again. While Fairfax County increased 5% over last year, Loudoun actually decreased 2%. I’m attributing this to mix because we are finally starting to see some more affordable houses being built in Loudoun.
The “Amazon Effect“ appears to be taking hold in Alexandria with a 23% increase in year over year price on a fairly significant number of sales. Falls Church City had a 49% increase, but that eye-popping number is based on a much smaller number. Expect a smaller “Microsoft Effect” to boost prices around Leesburg once they get started on their new campus.
