February’s markets behaved unusually, to say the least… prices, sales and inventory were down, and days on market were up generally. These three trends would generally indicate a buyer’s market. While that is true in some of the slower moving (more expnesive or further out from DC), it is certiainly not how the larger markets such as Fairfax, Loudoun, Prince William and Frederick feel. They still feel like seller’s market with only over priced and/ or out dated properties lingering. I believe these properties are distorting the overall days on market statistics.
