Other than Falls Church City, which has a low volume of activity and therefore is not really indicative, every city and county in Northern Virginia saw homes selling faster than last year. And in every case the active inventory is down. In some cases the number of sales increased which will put further pressure on the market going forward unless significant new inventory arrives on the market. Median prices continue to rise compared to last year. Traditionally at this time of year the hot spring market is cooling off, but that doesn’t seem to be happening yet this year. In Loudoun County, 50% of homes sold in less than 8 days and sellers got 99.1% of the asking price, on average.
